Auckland’s Three-Bedroom Rent Surpasses $700 as Demand Grows
Auckland’s rental market has marked a significant milestone as the average weekly rent for three-bedroom homes has surpassed $700 for the first time. According to Barfoot and Thompson, a leading real estate agency, the typical rent for these properties rose by $9.45, or 1.4 percent, year-on-year, reflecting ongoing demand amid shifting housing needs.
The overall rental market in Auckland has remained relatively stable, with an average weekly rent of just $1.28, or 0.2 percent, higher than the previous month, and a modest increase of $6.13, or 0.9 percent, compared to a year ago. Anil Anna, the property management general manager at Barfoot and Thompson, noted that three-bedroom homes comprise nearly 40 percent of the over 17,500 rental properties managed by the agency, making them a key indicator of market trends.
Market Dynamics and Shifting Preferences
Anna emphasized the diversity within the three-bedroom segment, which includes standalone houses, units, and apartments. This variety caters to a wide range of tenants, from families to individuals seeking additional space for work or hobbies. As economic pressures mount, more renters are gravitating towards three-bedroom homes as a cost-effective alternative to larger, more expensive properties.
“Renters are increasingly opting for smaller homes to reduce their future rent commitments,” Anna explained. This trend is evident in the adjustments some tenants are making to their existing agreements, allowing for more individuals to occupy bedrooms that were previously designated for work or extra living space.
The most affordable areas for three-bedroom rentals are Franklin and rural Manukau, where average weekly rents stand at $599.29. Following closely are west Auckland at $648.58 and south Auckland at $653.15. Properties in Rodney average $682.28, while Pakuranga and Howick see rents averaging $691.98.
In contrast, central Auckland remains the priciest area, with an average weekly rent of $983.29. Anna highlighted that these central properties often include large and high-end apartments, reflecting the premium pricing associated with the area.
Trends in Larger Properties
While demand for three-bedroom homes continues to rise, there is also an observable increase in interest for four-bedroom properties, which experienced a 1.2 percent year-on-year rent increase. Conversely, five-bedroom homes and larger have seen minimal changes, with average rents fluctuating by less than $1 between November 2024 and November 2025.
“These larger homes are already positioned at the upper end of the price scale, and demand patterns for them tend to be more stable,” Anna noted, suggesting a shift in tenant preferences towards more manageable rental commitments.
As Auckland’s rental market navigates these dynamics, the increasing demand for three-bedroom homes underscores the evolving needs of renters in the region. With affordability at the forefront of many households’ considerations, this trend is likely to shape the market landscape in the months ahead.
