Expert Advice on Buying and Selling Homes in Today’s Market
As housing markets continue to shift, understanding how to prepare a home for sale or navigate the buying process is crucial. Two experienced real estate agents from the Hibiscus Coast, Sarah O’Gorman, Director at Professionals Hibiscus Coast, and Christina Tubman from Bayleys, offer valuable insights on enhancing property appeal and avoiding common pitfalls.
Preparing to Sell: Key Improvements
For those looking to sell, small enhancements can significantly boost a property’s appeal. According to Sarah O’Gorman, most homes require updates due to wear and tear. “Fresh paint in neutral tones creates an instant lift and appeals to a wider range of buyers,” she explains. Attention to landscaping is equally important; well-manicured lawns, trimmed hedges, and a clean entryway form a positive first impression.
Prospective sellers should ensure their gutters are clear and roofs are in good condition. Building inspectors will thoroughly assess these areas on behalf of potential buyers. Christina Tubman emphasizes the importance of staging, stating that “professionally staged homes help buyers emotionally connect to the property.” She suggests that full staging for vacant homes or partial staging for occupied homes can greatly enhance visual appeal.
Decluttering and depersonalizing are essential steps. “Fixing leaky taps or squeaky doors and removing personal items allow buyers to imagine the space as their own,” O’Gorman advises. Overpersonalization can alienate buyers, making it critical to maintain a neutral aesthetic.
Buying Smart: Financial Preparation and Considerations
For potential buyers, financial preparedness is paramount. O’Gorman recommends obtaining pre-approval through a broker or bank to understand one’s budget clearly. “Consider all costs, including deposit, legal fees, agent fees, insurance, and moving expenses,” she adds. Tubman agrees that knowing one’s financial position early helps streamline the buying process.
First-time buyers should be particularly wary of common oversights. O’Gorman warns against letting emotions cloud judgment, advising buyers to conduct thorough due diligence. “Review LIMs, titles, and obtain building inspections to avoid future issues,” she suggests. Tubman highlights the importance of considering the property’s long-term value, focusing on layout, orientation, and construction quality.
Understanding the local area and its future development plans can also influence a property’s value. O’Gorman notes that an experienced agent can help identify potential value that may not be immediately apparent.
In negotiating offers, both agents agree that conducting thorough research is essential. “Building inspections and LIM reports help buyers make informed decisions,” Tubman states. Being well-informed can provide a competitive edge.
In a changing market, financial caution is necessary. Buyers should aim to stay below their maximum mortgage approval and consider potential rate increases. Tubman advises focusing on essential needs over wants to avoid overextending financially.
Whether selling or buying, both O’Gorman and Tubman stress the importance of preparation. From initial improvements to final negotiations, strategic planning and expert advice are key to achieving success in today’s real estate landscape.
