Major Housing Development Planned for Christchurch Site
A significant housing development is set to transform the former Mitre 10 site in Sydenham, Christchurch, following a resource consent application submitted to the Christchurch City Council. The proposal outlines plans for a large-scale redevelopment on a 0.3-hectare plot bordered by Colombo, Huxley, and King Streets. This ambitious project aims to create a mix of residential and commercial spaces while preserving some existing businesses in the area.
The redevelopment plan includes the construction of 21 buildings, which could be completed in multiple stages. The design features a total of 52 two-bedroom units and 40 three-bedroom units, each equipped with a garage or designated car park. Additionally, the project proposes 12 commercial units facing Colombo and Huxley Streets, providing a blend of living and retail space.
Details of the Development
The design of the development allows for flexibility, with the site divided into four segments. This segmentation enables different builders to undertake construction on separate lots, potentially speeding up the overall completion time. The redevelopment area also encompasses five houses and five vacant sections, all owned by R & H Investments, which is linked to the Smith family. This family has been involved in the Mitre 10 business across Christchurch, operating several stores in the region.
Notably, the Sydenham branch of Mitre 10 closed in April 2023 after the Smith family opened a new Mitre 10 Mega store nearby. The existing businesses on the corner of Colombo and Huxley Streets, which include a dairy and takeaway outlets, will remain intact, allowing for continuity of services for current residents and visitors.
The Sandridge Hotel, a local landmark since the mid-1980s, is also part of this development. Operated by John Lindsay and Larry Paul, the hotel includes a bar, restaurant, and accommodation facilities. The Smith family holds ownership of the Sandridge Hotel site through their company, Sandridge 2007 Ltd.
